Sloan's Lake

With epic views of the mountains, the city and the lake, you hardly feel like you are in a metropolitan area. Yet Sloan’s offers proximity to downtown via bike paths and the road is paved with hip restaurants and funky breweries.
Home to the largest body of water in Denver, Sloan's Lake is a hot spot for the outdoorsy person who doesn't want to leave the city life yet. The lake itself is massive and offers non-motorized water sports, plus walking and biking trails surrounding it. There is a park/playground and an abundance of restaurants and conveniences around the lake and neighborhood. This green space is often home to the community’s many gatherings. Every summer, there is the famous Dragon Boat festival with actual dragon boat racing along with food trucks and Asian heritage booths. With 170,000 attendees, the Colorado Dragon Boat Festival is the country’s largest dragon boat event. Jamming on the Jetty transforms the park into a space brimming with food and music to raise money for the lake.
Sloan’s Lake is where cozy brick cottages meet cool, modern homes with geometric designs. It’s a neighborhood that really lets you have the best of both worlds – gorgeous lake views on one side, and stunning mountain views on the other. This area really took shape in the 1920s to 1950s, so you’ll see a mix of original bungalows and Tudor-style homes from that time. But it’s not all old-school – there are also plenty of modern duplexes and condos popping up too.
If you're eyeing a 2-bedroom condo in one of the older buildings, expect to pay above $500,000. But a lot of the older single-family homes are being either torn down or renovated, with those starting around $700,000. Properties closer to the lake tend to be on the higher end, often around $2 million, though some of the bigger, more luxurious homes can go for nearly $3 million, depending on their size and location. Most homes in Sloan’s Lake sit on lots around 6,000 square feet, which is pretty typical for Denver.
