Wash Park
Quintessential Colorado- Wash Park is one of those places that every Denverite learns about immediately upon arrival here. Some might call it the most famous neighborhood in town. Washington Park is a mix of old-school charm and modern vibes, with all kinds of homes to choose from. You’ll find everything from classic Queen Anne-style houses to cute brick bungalows with cool details like decorative gables and big bay windows. Many homes also have cozy covered front porches – perfect for relaxing on a sunny day.
The most impressive homes are the ones right next to the park, with their grand stairways and Spanish-style red tile roofs that stand tall along Franklin Street. But Washington Park isn’t just about historic styles – there are also sleek, minimalist modern homes with flat roofs that really stand out against the older houses. It’s a neighborhood that blends the past and present in a really cool way.
Wash Park is segmented into East and West. Historically the east side has gained faster appreciation, but the west side is gaining traction as people are tearing down and flipping more homes. On the East side, average prices are more like $2-3 million, mostly due to the sizes of the homes, mature large lots, and quiet, wider streets. West Wash Park average prices range from $800k- $1m. There are more condos on the west side, versus mostly single family estates on the east.
Wash Park is one of the largest parks in the city, covering over 180 acres, two lakes and the famous Boathouse. With tree-lined streets, accessibility to downtown and Cherry Creek, this location is known as one of the most unbeatable in the city. It’s where urban dwellers near and far come to play volleyball, crush some afternoon beers in the sun, go boating at sunset, and some even get married here.
